Final Inspection
A Final Walk Through Before Closing
Your home was most likely inspected shortly after the purchase agreement was written and the home may still have been occupied. The furniture and other items in the home may have prevented the inspector from full access. We highly recommend that you contact your real estate agent to arrange a walk-through several days before closing. A copy of the Inspection Report, as well as, a copy of the Purchase Agreement should be brought along to verify any items and repairs as noted in the Inspection Report and Agreement. We are providing the following guide as a checklist:
- Walk around the exterior of the home looking for any changes that may have occured since the home inspection was performed, such as damaged windows/screens, siding or doors.
- Check the garage door opener operation and controls.
- View the roof to ensure all the gutters and shingles are intact.
- Look inside the home at all the appliances which were agreed upon to stay. Check to make sure they are in the same physical condition and the same units.
- Check around the interior ceilings to make sure there are no new signs of water leaks or damage and the basement area for water intrusion.
- Smell for gas or sewer odors which may indicate a leak or backup.
- Walk around the interior of the home to inspect behind blinds and curtains for potential damage to walls.
