Home Inspection Tips

 
  The process of inspecting and HVAC (Heating and Air Condtioning Unit) during a home inspection can be one of the most important things done during the process. Different inspectors will perform different tests, however, every inspection should include some sort of testing of the exhaust combustion gases being produced by the furnace or heating element. A simple gas analyzer can help determine if there may be high levels of Carbon Monoxide.
  A second way to determine how a system is functioning can be the color of the flames themselves. The color of blue is a great indicator of efficient burning but does not guarantee that harmful gases are not making their way into the living area. To control this the system uses a heat exchanger.
  Heat exchangers process the warm air while blocking out the harmful biproduct of the combustion. If there is even a small crack in this exchanger, high levels of the combustion gas can enter the home. A good quality Minneapolis home inspector can help determine if these gases are present or there may be an indicator of a problem with your exchanger and a need to have it further evaluated.
  Although most home inspectors will give some indication of the life expectancy of a unit there are no guarantees on any unit, old or new, because they are a mechanical item which can break at any time. The main conditions to check are the that the main unit shut off switch (usually located very close to the unit) is working, the flame is burning properly, there is no indication of damage to the burners or electronics, there is proper condensate drip occuring with no blockage and the venting is properly installed at the correct angles and exhausted out of the home properly.
